We're a small, hands-on agency for people who want a straightforward way into Bulgarian property — houses to renovate, land to build on, and quiet villages worth knowing about.

Bulgaria's Danubian Plain and Balkan foothills hold some of the country's best value — solid stone-and-brick houses, generous plots of land, and villages where a euro still goes a long way. Most of our clients are buying from abroad, so we handle the parts that are hard to do remotely: viewings, translation, notary appointments, and the legal setup non-EU buyers need.

Every property we list has been visited in person. Every transaction is carried out with a licensed notary and checked against the land registry before you sign anything.

Understanding the buying process

Buying property in Bulgaria, explained plainly.

It's a fairly straightforward process — though it can feel daunting if you're unfamiliar with local law. Here's exactly how it works, step by step.

Non‑EU nationals must buy property through a Bulgarian Ltd company. We set the company up, then transfer ownership to you — 1,500 Leva / 770 Euros.

You provide a name & address

A company name and a correspondence address — ours can be used initially.

Notary paperwork

We go to the notary and sign all the paperwork required for the company.

03

Court submission

Our lawyer submits all documents to the court on your behalf.

04

Company registered

Within 1–3 days the company appears on the Company House website.

05

Ownership transferred

We transfer the company into your name once everything is confirmed.

06

Buy while you wait

You can still purchase a house in the meantime via power of attorney or a preliminary contract.

You'll need
  • A valid passport
  • A unique company name
  • A correspondence address (ours can be used initially)

EU nationals can purchase property directly in their own name — no company set‑up required. From there, the process runs the same for everyone:

The seller provides
  • An up‑to‑date property plan (skitser)
  • Proof of paid council tax
  • A government valuation less than 6 months old
  • Deeds with full seller information
On signing day
  • Both parties sign in the notary's presence
  • A translator explains every document clearly
  • We can sign on your behalf with power of attorney, if needed
  • A credit check confirms the property carries no debts
  • The next day, papers are collected with your name on the deeds

Automatic registration

The property is registered with the municipality automatically — you'll pay future taxes as the new owner.

Utilities transferred

We change the electricity and water bills over to your company or personal name.
