We register the property with the municipality and transfer electricity and water accounts into your name.
It's a fairly straightforward process — though it can feel daunting if you're unfamiliar with local law. Here's exactly how it works, step by step.
Non‑EU nationals must buy property through a Bulgarian Ltd company. We set the company up, then transfer ownership to you — 1,500 Leva / 770 Euros.
A company name and a correspondence address — ours can be used initially.
We go to the notary and sign all the paperwork required for the company.
Our lawyer submits all documents to the court on your behalf.
Within 1–3 days the company appears on the Company House website.
We transfer the company into your name once everything is confirmed.
You can still purchase a house in the meantime via power of attorney or a preliminary contract.
EU nationals can purchase property directly in their own name — no company set‑up required. From there, the process runs the same for everyone:
The property is registered with the municipality automatically — you'll pay future taxes as the new owner.
We change the electricity and water bills over to your company or personal name.
